Move out plan supports landlord and tenant

A small landlord of two rental properties had a tenant who would be unable to afford the rent once the eviction moratorium was over. It was a highly emotional situation since the landlord desperately needed a paying tenant to cover his own costs, but the tenant was a senior and disabled so the landlord empathized. Through conflict resolution with a Dispute Resolution Center and the support of legal aid, the tenant was able to understand the options, find resources, and secure a different, more affordable living situation. They created a move out plan and avoided eviction court. Now the tenant is affordably and safely housed, and the landlord has a new tenant in the rental unit.

Why DRC mediation?

DRCs reduce the burdens of the courts, saving taxpayers money, and increasing access to justice for traditionally underserved populations. In 2025 DRCs completed statewide 5,779 mediation and dispute resolution cases, 57% of which reached agreements. 85% of clients reported mediation improved their situation. DRCs trained 26,175 community members in 2025.

Annually DRCs utilize over $1.6 million worth of volunteer hours and directly serve over 87,500 people, their families and others whose lives are positively affected by mediation and other services and reach out to Washington residents statewide.
